Job DescriptionThe Consultant - Valuation is responsible for conducting precise, well-supported valuations of assets, properties, businesses, and financial instruments. The role includes developing valuation models, preparing formal valuation reports compliant with international standards, coordinating site inspections and market research, and supporting audits, investment decisions, lending, and strategic transactions.
ResponsibilitiesValuation Delivery:Perform valuations for real estate, machinery & equipment, businesses, or financial instruments using appropriate methodologies (e.g., income approach, market approach, cost approach, DCF, comparable transactions).
Prepare detailed valuation reports compliant with IVS (International Valuation Standards) and client/regulatory requirements.
Conduct site inspections, verify asset condition, and document assumptions, constraints, and special considerations.
Research & AnalysisCollect and analyze market data, comparable sales, rentals, yields, replacement costs, and economic indicators.
Build and validate financial models (DCF, WACC, sensitivity analysis) and risk assessments.
Maintain a local database of market comparables (Qatar/GCC) and update pricing indices and trend analyses.
Quality & ComplianceEnsure adherence to IVS, RICS Red Book, and internal policies; maintain audit-ready workpapers.
Support external and internal audits, regulatory reviews, and due diligence exercises.
Stakeholder EngagementLiaise with internal teams (finance, strategy, asset management) and external stakeholders (banks, auditors, brokers).
Present valuation findings and defend assumptions with evidence-based rationale.
Process & ImprovementStandardize templates, checklists, and model libraries; contribute to process automation and BI dashboards.
Mentor junior analysts and ensure knowledge sharing on methodologies and market updates.
QualificationsQualifications & Experience:Education: Bachelor’s degree in finance, Accounting, Economics, Real Estate, Engineering, or related field.
Preferred: Master’s degree or MBA.
Required Experience5–10 years in valuation (adjust seniority as needed), with proven delivery of valuations in one or more domains:
Real estate (commercial, residential, industrial, hospitality, land)
Machinery & equipment (utilities, manufacturing, transport)
Business valuation (M&A, fairness opinions, purchase price allocation)
Financial instruments (equities, fixed income, derivatives)
Certifications (Preferred/Advantage)RICS (MRICS) – Valuation
ASA (Accredited Senior Appraiser)
CFA (charterholder or Level II/III candidate)
CPA/CA/ACCA for finance-heavy roles
TAQEEM (Saudi) or local GCC valuation recognition (if applicable)
Technical SkillsMastery of valuation methodologies: DCF, income capitalization, market comps, cost approach, residual land valuation.
Strong financial modeling in Excel; experience with valuation tools (Argus Enterprise for real estate, Capital IQ/Refinitiv for comps, Power BI/Tableau for dashboards).
Proficiency in data management and audit trail documentation.
Familiarity with IVS, RICS Red Book, IFRS 13 (Fair Value Measurement), and PPA (IFRS 3) for business combinations (if relevant).
Knowledge of Qatar/GCC market dynamics, lease structures, zoning, and regulatory practices (for real estate roles).
