Nur Real Estate Management is the real estate management arm of Nur Holding, an Omani family-owned investment group with interests in real estate and long-term asset ownership.
We own, develop, and manage a growing portfolio of residential and commercial properties in Oman, with a focus on long-term value creation, professional asset management, and operational excellence.
As an owner-led real estate platform, we take a hands-on approach to our properties — overseeing everything from day-to-day operations and tenant relationships to maintenance, leasing, financial performance, and the ongoing enhancement of our assets.

Role Objective:
The Property Manager will have primary responsibility for the day-to-day operational management of Nur Real Estate Management's property portfolio. The role requires a hands-on and commercially minded professional who can independently manage tenants, leases, contractors, maintenance, collections, documentation and operational projects while providing clear and timely reporting to management.
The successful candidate will be expected to identify issues proactively, develop practical solutions, coordinate the relevant stakeholders and ensure that the company's properties are maintained to a high standard while operating efficiently and cost-effectively.
Property Management
- Take full operational responsibility for the day-to-day management of residential and commercial properties.
- Conduct regular property inspections and ensure properties are maintained to a high standard.
- Manage rent collection, tenant communications, complaints and maintenance requirements.
- Coordinate preventive and reactive maintenance and ensure issues are resolved promptly.
Leasing & Tenant Management
- Coordinate leasing activities, property viewings, tenant screening and onboarding.
- Conduct tenant evaluations and reference checks.
- Negotiate and manage lease agreements, renewals and related documentation.
- Monitor occupancy, lease expiries, rent reviews and outstanding receivables.
Contractor & Vendor Management
- Source, evaluate and coordinate contractors, suppliers and service providers.
- Obtain and compare quotations and provide recommendations to management.
- Monitor contractor performance, quality, costs and timelines.
- Maintain appropriate records of contracts, quotations and vendor performance.
Financial & Legal Coordination
- Maintain accurate records of rent collections, cheque deposits, operating expenses and property-level financial information.
- Monitor outstanding receivables and follow up on collections.
- Prepare regular property income and expense reports for management.
- Coordinate with external legal counsel on contracts, notices, disputes and proceedings when required.
Document Control & Compliance
- Coordinate with the company's PRO to obtain and renew licences, permits, approvals, tenancy documentation and other statutory requirements.
- Maintain an organised and up-to-date digital and physical filing system for all property documentation.
- Ensure leases, permits, contracts, insurance and other key documents are properly recorded and monitored.
Management Reporting
- Prepare regular reports covering occupancy, collections, lease expiries, maintenance, operating expenses, tenant matters and key property issues.
- Escalate material operational, financial or legal issues to management promptly.
- Maintain an accurate action tracker and ensure agreed actions are followed through to completion.
Qualifications & Requirements

Fluency in English (spoken and written) is essential.

Bachelor's degree in Real Estate, Business Administration, Finance, Engineering, Architecture or a related field preferred.

A valid Oman driving license is required.

A total of 5+ years of relevant professional experience, with 2 years in Oman mandatory.

Strong negotiation, organisational, and analytical skills.

Ability to manage confidential information with discretion.

Comfortable working independently and taking ownership of responsibilities.
