Role Description
The Facilities Manager is a full-time, on-site role, responsible for the maintenance, safety and operational efficiency of every Mandisa Stay property. You make sure each apartment is safe, fully working and guest-ready, and that it meets our standards for comfort, functionality and aesthetics.
The role leads the Ground Operations Support (GOS) technicians and the Housekeeping team, and manages all external contractors and outsourced technicians. You prioritize the daily workload, delegate tasks and oversee performance.
Key responsibilities include:
- Owning every maintenance ticket from triage to closure, and responding to urgent issues quickly to minimize disruption to guests and internal teams.
- Overseeing building systems (electrical, plumbing, HVAC, water heating, smart locks and appliances), and building and running a preventive maintenance plan for every unit.
- Conducting regular unit inspections, plus fit-out and snagging inspections before new units are handed over to operations.
- Sourcing, briefing and supervising contractors, collecting and negotiating quotations, and approving work quality before payment.
- Managing facility budgets, warranties and service agreements, and keeping an inventory of tools, spare parts, supplies and equipment.
- Implementing and monitoring health, safety and regulatory requirements, including fire safety, electrical safety and building compliance, and keeping documentation up to date.
- Coordinating with compound and building managements on utilities, access and common areas.
- Working closely with operations, housekeeping, and reservations and guest services to deliver a seamless guest experience.
- Reporting regularly on open tickets, recurring faults, costs and team performance, and driving continuous improvement of processes and standards.
- Hospitality runs around the clock, so the role requires availability for urgent escalations outside working hours.
Qualifications
- Strong facilities and property management skills, including building systems oversight, preventive maintenance planning and contractor/vendor coordination.
- Solid technical knowledge of MEP (mechanical, electrical and plumbing) systems: able to diagnose faults and judge the quality of contractors’ work.
- Leadership experience managing maintenance staff or service teams, including task delegation, performance oversight and coaching.
- Experience with health, safety and regulatory compliance in hospitality, residential or commercial facilities, with the ability to implement and monitor safety protocols.
- Operational and organizational skills, including budgeting, cost control, inventory, documentation and use of maintenance tracking or ticketing tools.
- Problem-solving and troubleshooting skills for technical, structural and service-related issues, focused on timely, practical solutions.
- Clear communication with internal teams, contractors and building managements, with regular updates on facility status and priorities.
- Good English and strong Arabic, plus proficiency with Excel and reporting.
- A technical background or vocational training in building maintenance, engineering or a related field. A bachelor’s degree in engineering or facilities management is an advantage.
- 5+ years in facilities or maintenance management. Experience in hospitality, serviced apartments or residential property operations is highly desirable, particularly in high-service or design-focused environments.
- Ability to work on-site and off-site full time, with flexibility for urgent escalations.
