As a Planning Manager, you will lead planning and scheduling for our high-rise and super high-rise tower construction projects. The role covers the full planning cycle, from baseline programme development to progress monitoring, delay analysis and recovery planning. The Planning Manager will make sure projects are delivered on time and in line with contractual milestones. The role works closely with project management, site teams, consultants, subcontractors and the client.
Responsibilities:
- Develop, review and maintain the master baseline programme for high-rise and super high-rise tower projects (G+50 and above) in Primavera P6.
- Prepare detailed Level 1 to Level 5 schedules covering design, procurement, construction, MEP, façade, testing & commissioning and handover.
- Define the critical path, key milestones and interface points between disciplines and subcontractors.
- Plan vertical construction sequencing for super high-rise structures, including core walls, slab cycles, jump/climbing formwork, tower cranes, high-speed hoists and high-pressure concrete pumping strategy.
- Plan for super high-rise challenges such as outrigger and belt truss installation, mega columns, refuge floors, vertical logistics and wind-related work restrictions at height.
- Track actual progress against the baseline and produce weekly and monthly progress reports, S-curves, look-ahead programmes and dashboards.
- Monitor productivity, manpower and resource histograms, and flag deviations early.
- Carry out delay analysis (Time Impact Analysis, Windows Analysis, As-Planned vs As-Built) and prepare Extension of Time (EOT) submissions.
- Support the commercial team on variations, claims and contractual time-related matters under FIDIC and local contract conditions.
- Coordinate with design, procurement, construction, MEP and commercial teams to align the programme with long-lead items and approvals.
- Review and approve subcontractor programmes and make sure they integrate with the master schedule.
- Integrate cost and schedule data for earned value analysis (EVM), cash flow forecasting and resource-loaded programmes.
- Identify schedule risks and develop mitigation plans.
Requirements:
- Bachelor's Degree in Civil Engineering
- Proven experience in super high-rise tower construction projects in the GCC, with a minimum of G+60 floors
- 15+ years of experience in construction planning, including at least 5 years in a senior planning or Planning Manager role.
- Super high-rise tower experience (300m+) is a strong advantage.
- Advanced proficiency in Primavera P6, plus MS Project, MS Excel and reporting tools (Power BI is an advantage).
- Strong command of delay analysis methods, EOT preparation and FIDIC contract conditions.
- Solid understanding of super high-rise construction methods, structural cycles, MEP and façade sequencing, and vertical logistics planning.
- Experience with Dubai authority approvals and local project environments is an advantage.
- PMP or PMI-SP certification is a strong advantage.
