We are seeking a detail-oriented and commercially minded Quantity Surveyor | Cost Estimator to manage construction cost planning, estimating, tendering, budgeting, and commercial control throughout the project lifecycle. The ideal candidate will have strong knowledge of construction costs, contracts, measurement, procurement, and financial analysis, with the ability to deliver accurate cost estimates and protect project profitability.
üéØ Key Responsibilities‚Ä¢ Prepare detailed cost estimates, budgets, and cost plans for construction and engineering projects.
• Review architectural, structural, M&E drawings, specifications, BOQs, and tender documents.
• Perform quantity take-offs and measurements for materials, labor, equipment, and construction activities.
• Develop accurate pricing for materials, subcontractor works, labor, plant, preliminaries, and other project costs.
• Analyze historical cost data, supplier quotations, market rates, and project information to establish competitive estimates.
• Prepare bills of quantities, schedules of rates, pricing schedules, and tender documentation.
• Review tender requirements and identify scope gaps, exclusions, assumptions, and potential commercial risks.
• Coordinate with architects, engineers, contractors, suppliers, and project teams to clarify technical and commercial requirements.
• Obtain and evaluate quotations from subcontractors, suppliers, and specialist contractors.
• Compare supplier and subcontractor bids and prepare commercial bid evaluations.
• Support tender preparation, submission, negotiation, and post-tender clarification activities.
• Develop project budgets and establish cost-control procedures from project commencement.
• Monitor project expenditure against approved budgets, commitments, forecasts, and actual costs.
• Prepare regular cost reports, financial forecasts, cash-flow projections, and variance analyses.
• Identify cost overruns, potential savings, commercial risks, and opportunities for value engineering.
• Assist project teams in developing cost-effective alternatives without compromising quality or performance.
• Manage interim valuations, progress claims, payment applications, and payment certifications.
• Review subcontractor and supplier claims and verify quantities, completed works, and supporting documentation.
• Prepare and evaluate variations, change orders, extension-of-scope items, and additional works.
• Assess the financial impact of design changes, delays, material price changes, and project variations.
• Support contract administration and ensure commercial obligations are properly monitored.
• Review contract terms, pricing mechanisms, retention, liquidated damages, warranties, and payment conditions.
• Maintain accurate records of project costs, contracts, variations, claims, invoices, and commercial correspondence.
• Assist with final accounts, project close-out, reconciliation, and commercial settlement.
• Monitor market trends and fluctuations in construction materials, labor, equipment, and subcontractor pricing.
• Provide management with commercial advice and recommendations regarding project costs, risks, procurement, and profitability.
✅ Requirements• Diploma or Bachelor’s degree in Quantity Surveying, Construction Management, Civil Engineering, Building, or a related field.
• Proven experience as a Quantity Surveyor, Cost Estimator, Cost Engineer, or similar construction-commercial role.
• Strong knowledge of construction estimating, quantity measurement, cost planning, and commercial management.
• Experience preparing BOQs, cost estimates, tender documents, and pricing schedules.
• Strong understanding of construction materials, labor costs, subcontractor pricing, and construction methodologies.
• Experience conducting quantity take-offs from architectural, structural, and M&E drawings.
• Strong knowledge of contract administration, procurement, variations, claims, and final accounts.
• Familiarity with standard forms of construction contracts such as FIDIC, JCT, NEC, or equivalent is advantageous.
• Strong understanding of project budgeting, forecasting, cash flow, and cost-control principles.
• Experience evaluating supplier and subcontractor quotations.
• Strong numerical, analytical, and commercial skills.
• Excellent attention to detail and accuracy.
• Ability to identify cost discrepancies, risks, omissions, and potential commercial issues.
• Proficiency in Microsoft Excel and other cost-estimation or quantity-surveying software.
• Familiarity with AutoCAD, BIM, Bluebeam, CostX, Buildsoft, Candy, or similar tools is an advantage.
• Strong ability to read construction drawings, specifications, contracts, and technical documents.
• Excellent negotiation and communication skills.
• Ability to work effectively with contractors, consultants, suppliers, engineers, architects, and project managers.
• Strong organizational and time-management skills.
• Ability to manage multiple projects, estimates, tenders, and commercial deadlines.
• Professional membership or certification such as RICS, AIQS, or equivalent is advantageous.
• Experience in commercial, residential, infrastructure, industrial, M&E, or large-scale construction projects is a plus.
