Bay BIM Designs is seeking a skilled Mechanical / Plumbing BIM Drafter to join our growing BIM production team.
This position is intended for someone who understands more than how to operate Revit. We are looking for a drafter who understands how mechanical and plumbing systems are actually constructed, can interpret contract documents, and can develop accurate, coordinated BIM models and construction/shop drawings.
Our team supports mechanical contractors, general contractors, engineers, and construction teams across complex commercial and industrial projects throughout the United States.
Responsibilities
- Develop detailed Mechanical and Plumbing BIM models using Autodesk Revit.
- Produce coordinated shop drawings, installation drawings, and construction documentation from BIM models.
- Model HVAC ductwork, hydronic piping, plumbing piping, equipment, fixtures, valves, accessories, and related systems.
- Interpret mechanical and plumbing design drawings, specifications, schedules, and project requirements.
- Coordinate mechanical and plumbing systems with architectural, structural, electrical, fire protection, and other building systems.
- Identify and resolve clashes, constructability issues, routing conflicts, and spatial constraints.
- Develop accurate plans, sections, elevations, details, and enlarged views for field installation.
- Maintain proper system connectivity, slopes, elevations, clearances, and equipment access requirements.
- Incorporate coordination changes, RFIs, design revisions, and field information into BIM models.
- Participate in BIM coordination and internal QA/QC processes.
- Maintain project BIM standards, naming conventions, model organization, and drawing quality.
- Work closely with BIM Leads, Project Managers, engineers, and construction teams to meet project schedules and deliverables.
Required Qualifications
- 4+ years of professional BIM drafting/modeling experience focused on Mechanical and/or Plumbing systems.
- Strong proficiency with Autodesk Revit.
- Strong understanding of HVAC and plumbing systems and their typical construction methods.
- Ability to read and interpret mechanical/plumbing construction documents and specifications.
- Experience developing coordinated BIM models and construction/shop drawings.
- Understanding of ductwork, piping, fittings, valves, equipment connections, supports, and system routing.
- Strong spatial coordination and problem-solving skills.
- Ability to work accurately in complex and congested building environments.
- Strong attention to detail and commitment to drawing/model quality.
- Ability to manage multiple assignments and meet project deadlines.
- Strong written and verbal communication skills (English).

Experience with any of the following is highly preferred:
- Mechanical contractor or plumbing contractor BIM/VDC workflows
- Revit Fabrication / Fabrication CADmep
- Fabrication Parts and ITM databases
- Spool drawings and fabrication documentation
- Hanger and support coordination
- Equipment and piping layout
- Sleeve and penetration coordination
- Trimble or construction layout workflows
- Navisworks Manage
- Autodesk Construction Cloud (ACC/BIM 360)
- Clash detection and multidisciplinary BIM coordination
- LOD 350–400 construction modeling
- Large commercial, healthcare, data center, industrial, or mission-critical projects

Final compensation will be determined based on the candidate’s experience, technical proficiency, construction knowledge, and ability to independently deliver high-quality BIM work.
