The RoleWe are seeking an experienced Senior Mortgage Advisor to provide expert mortgage advice, assess customer financing requirements, structure suitable mortgage solutions, manage applications, coordinate with lenders and internal teams, and guide clients throughout the mortgage lifecycle.
The ideal candidate will combine strong mortgage-market knowledge with excellent financial analysis, customer advisory, relationship management, and transaction-management skills. The role will support customers in understanding financing options, affordability, eligibility, pricing, documentation, and transaction requirements while ensuring advice and processes comply with applicable policies and regulatory standards.
Key Responsibilities
- * Provide professional mortgage advice to individual, family, investor, and other eligible customers.
- Understand customer financial circumstances, property objectives, financing requirements, and long-term needs.
- Conduct detailed discovery meetings to understand income, assets, liabilities, credit history, property value, and financing objectives.
- Assess customer affordability and borrowing capacity using approved methodologies.
- Explain mortgage products, financing structures, interest rates, fees, repayment terms, and associated requirements clearly.
- Compare available mortgage solutions based on customer circumstances, eligibility, affordability, pricing, term, and risk considerations.
- Recommend suitable mortgage structures within approved product and advisory frameworks.
- Explain fixed-rate, variable-rate, hybrid, offset, refinancing, investment-property, and other relevant mortgage structures.
- Support customers with first-home purchases, property upgrades, refinancing, investment properties, and other approved mortgage requirements.
- Analyze customer income from employment, self-employment, business ownership, investments, rental properties, and other acceptable sources.
- Review customer assets, liabilities, existing loans, credit commitments, and debt-service obligations.
- Calculate affordability, debt-service ratios, loan-to-value ratios, and other relevant mortgage metrics.
- Assess property financing requirements based on purchase price, valuation, deposit, equity contribution, and loan structure.
- Explain the implications of loan tenure, interest-rate changes, repayment structures, and refinancing options.
- Prepare mortgage proposals and financing recommendations based on documented customer information.
- Guide customers through the mortgage application and approval process.
- Review application documentation for completeness, consistency, and accuracy.
- Coordinate with Credit Underwriting teams on application assessment and additional information requirements.
- Liaise with lenders, banks, brokers, valuers, legal representatives, agents, and other transaction stakeholders.
- Submit mortgage applications through approved channels and monitor progress through approval and completion.
- Track application status, outstanding conditions, documentation, valuation, approval, and settlement requirements.
- Identify potential application issues early and coordinate timely resolution.
- Communicate application decisions, conditions, documentation requirements, and next steps clearly to customers.
- Support customers in responding to lender queries and fulfilling approval conditions.
- Coordinate property valuations and review valuation outcomes against financing requirements.
- Identify potential loan-to-value, affordability, documentation, or credit issues and escalate appropriately.
- Support refinancing assessments and compare existing financing with alternative mortgage structures.
- Analyze refinancing costs, interest-rate differences, repayment changes, fees, penalties, and potential financial impacts.
- Support mortgage restructuring or repayment-option discussions within approved frameworks.
- Monitor changes in mortgage-market conditions, lending criteria, interest rates, property-market trends, and relevant regulations.
- Maintain up-to-date knowledge of mortgage products, lender policies, eligibility requirements, and market practices.
- Build and maintain strong relationships with customers, lenders, property professionals, and internal stakeholders.
- Develop long-term relationships with existing customers and identify appropriate opportunities for future financing needs.
- Support referral relationships with approved property agents, developers, financial institutions, and professional partners.
- Ensure all customer recommendations are based on documented information and approved suitability requirements.
- Maintain accurate records of customer interactions, advice, applications, documentation, approvals, and outcomes.

Ideal CandidateThe successful candidate should have strong experience in mortgage advisory, home lending, residential lending, property finance, retail banking, mortgage brokerage, credit advisory, or financial services, preferably within a bank, mortgage lender, financial institution, property-finance provider, or regulated lending environment.
The candidate should demonstrate:
