The role will be responsible for building the complete operating model for investor-owned residential units—from onboarding the investor and preparing units for the rental market, through tenant acquisition, contracting, handover, tenancy management, and final move-out.
Key Responsibilities
- Establish the Investment & Leasing Department from the ground up, including policies, SOPs, workflows, documentation, KPIs, and reporting.
- Develop the full leasing strategy for investor-owned residential units and maximize occupancy, rental yield, and asset performance.
- Build and manage the complete Investor → Property → Tenant lifecycle.
- Develop standardized procedures for property listing, pricing, viewings, tenant screening, contracting, handover, renewals, and move-out.
- Structure and manage Investor/Property Management Agreements and Tenant Lease Agreements in coordination with Legal.
- Establish professional move-in/move-out, inspection, inventory, condition-report, key-handover, and security-deposit procedures.
- Develop rental pricing strategies based on market analysis, property positioning, occupancy, and expected investor returns.
- Lead tenant acquisition through brokers, corporate accounts, digital channels, relocation companies, and strategic partnerships.
- Build relationships with local and international investors and provide clear reporting on occupancy, rental income, property performance, and market opportunities.
- Coordinate closely with Finance, Legal, Sales, Maintenance, Facilities, and Customer Service.
- Manage renewals, vacancies, tenant relations, collections follow-up, disputes, and property readiness.
- Build dashboards and KPIs covering Occupancy Rate, Vacancy Period, Rental Yield, Collection Rate, Renewal Rate, Time-to-Lease, and Tenant Satisfaction.
Requirements
- Proven experience in real estate investment, residential leasing, or property management is mandatory.
- Strong hands-on experience managing investment properties and rental portfolios.
- Demonstrated ability to build or improve leasing/property-management processes.
- Strong knowledge of rental pricing, investor relations, lease administration, tenant management, and property handover.
- Strong commercial, negotiation, analytical, and leadership capabilities.
- Experience within a real estate developer, investment company, or professional property management company is highly preferred.
- Excellent Arabic and English communication skills.
