Main job duties and responsibilities:
- Direct all operational activities across City to ensure efficient, reliable, and uninterrupted operations.
- Oversee the performance and condition of all facilities, infrastructure, equipment, and operational assets.
- Develop and implement operational and maintenance strategies to ensure asset reliability, efficiency, and business continuity.
- Direct preventive and corrective maintenance programs to minimize failures, downtime, and operational disruptions.
- Ensure the effective management of MEP systems, utilities, building systems, and critical infrastructure.
- Establish and maintain engineering, maintenance, and facility management standards, policies, and procedures.
- Monitor operational performance, maintenance KPIs, service levels, and asset performance to identify gaps and ensure timely corrective actions.
- Manage operational budgets, maintenance costs, and resources to ensure cost efficiency and alignment with approved financial targets.
- Ensure compliance with engineering, health & safety, environmental, fire safety, and regulatory requirements.
- Oversee mall operations and ensure the effective management of common areas, facilities, utilities, services, and related operational activities.
- Coordinate with tenants and service providers to ensure smooth and reliable operational service delivery.
- Lead the management of critical incidents, emergencies, and operational escalations to ensure business continuity and minimize operational risks.
- Identify opportunities for energy efficiency, cost optimization, asset improvement, and operational performance enhancement.
- Ensure effective manpower planning, resource allocation, and performance management across maintenance, facilities, and operations teams.
- Review operational reports, asset performance, maintenance plans, and service provider performance to support informed management decisions.
- Establish and maintain effective relationships with service providers, tenants and other key stakeholders to ensure smooth operations and high-quality service delivery.
- Maintain effective coordination with Finance, HR, Security, Leasing, Commercial, and other functions to ensure integrated and seamless operations.
- Present regular reports to Senior Management on operational performance, maintenance status, key risks, costs, and ongoing improvement initiatives to support informed decision-making.
- Perform any additional tasks that might be necessary for easier workflow, within the main frame of the job’s specialty.
Job requirements:
Educational background and previous experience:
- Bachelor’s degree in Engineering, preferably Mechanical, Electrical, Civil, Architectural or a related discipline.
- Strong Engineering, Facilities or Technical Operations background is highly preferred.
- Minimum 5 years of progressive experience in Operations.
Knowledge and Functional Skills:
- Strong knowledge of MEP systems, maintenance management, facilities operations, and asset management.
- Strong experience in budgeting, cost control, contractor management, and service-level management.
- Strong understanding of health, safety, compliance, and risk management.
- Excellent leadership, decision-making, problem-solving, and stakeholder-management capabilities.
- Strong communication, negotiation, and stakeholder management skills.
