Job PurposeThe primary purpose of this position is to oversee the maintenance, repair, and calibration of HVAC systems, ensuring optimal performance across multiple locations within the Cairo Metro Line 3. This role requires independent work, effective team management, and a commitment to safety while ensuring compliance with health standards and operational efficiency.

- * Supervise and coordinate HVAC mechanical technicians and assistants to ensure smooth operations.
- Provide leadership to service providers, ensuring adherence to preventive maintenance (PM) plans.
- Mentor and train team members on best practices, troubleshooting, and safety protocols.
Routine Maintenance and Repairs
- * Supervise routine maintenance of HVAC systems and tunnel ventilation equipment according to established specifications.
- Ensure maintenance tools and equipment are well-maintained and in good condition.
- Respond to urgent mechanical failures by diagnosing and resolving HVAC system performance issues.
Training and Development
- * Provide guidance and training to team members on HVAC systems, safety protocols, and troubleshooting techniques.
- Foster team development through continuous education on system performance and maintenance best practices.
System Condition and Performance
- * Assess HVAC system conditions and performance for compliance with regulations and efficiency standards.
- Ensure mechanical systems are calibrated and operating within required specifications.
- Oversee mechanical repairs, ensuring they meet health and safety standards.
Documentation and Reporting
- * Maintain accurate records of service requests, repairs, and maintenance tasks.
- Manage reporting and archiving of maintenance activities and spare part consumption.
- Generate periodic reports on team performance, maintenance activities, and overall system status for management review.
Customer Interaction
- * Communicate with clients regarding service needs, recommendations, and system operations to ensure customer satisfaction.
- Ensure HVAC systems meet appliance standards and comply with the Health and Safety Act.
Inspection and Testing
- * Supervise and lead subcontractors to ensure compliance with PM plans and avoid failures.
- Conduct regular inspections of HVAC assets to identify potential issues and ensure compliance with safety regulations.
- Test and evaluate system performance to ensure safety and optimal functionality.
Troubleshooting and Repair
- * Diagnose and troubleshoot HVAC system issues promptly and accurately.
- Perform repairs, including replacing defective parts, to restore equipment to safe working conditions.
Emergency Response
- * Respond to emergency HVAC service calls, ensuring timely repairs and minimal disruption to operations.
Maximo
- * Utilize the Enterprise Asset Management (EAM) system (Maximo) for tracking maintenance activities, service requests, and spare parts.
- Input data into Maximo for asset performance, maintenance schedules, and repairs.
- Monitor and report on asset conditions, ensuring Maximo reflects accurate and up-to-date information.
Safety
- * Adhere to all safety regulations and guidelines while performing maintenance tasks.
- Implement and enforce safety protocols during maintenance activities to protect equipment and personnel.
- Conduct safety checks on HVAC assets and ensure a clean, organized work environment.
- Ensure all maintenance work is conducted in compliance with safety regulations and health standards.
- Implement safety checks and maintain safety protocols to prevent accidents and ensure safe working conditions.
- Conduct regular safety audits to ensure HVAC systems and tools are in safe, operational condition.
- Promote a culture of safety by regularly updating the team on safety guidelines and ensuring adherence.
Other Responsibilities

- Be available to work after hours when required.
- Ability to work across different locations within Line 3 stations and depots.
QualificationsESSENTIAL QUALIFICATIONS, KNOWLEDGE & EXPERIENCE
- * High school diploma or equivalent; a certificate in HVAC, building maintenance technology, or a related field is a plus.
- Good eyesight and normal color vision.
- Ability to operate and calibrate electrical, electronic, and mechanical test equipment.
- Capability to write technical reports.
Knowledge
- * Strong understanding of HVAC maintenance processes and methods.
- General technical knowledge in mechanical, electrical, and electronic systems.
- Familiarity with Enterprise Asset Management (EAM) systems like Maximo.
- Ability to work effectively in a team environment.
- Basic understanding of electro-mechanical systems.
- Knowledge of general maintenance processes and methods.
Experience
- * Minimum 5-7 years of experience as a qualified mechanical or electro-mechanical technician, specifically in maintaining and repairing HVAC systems.
- Experience of railway systems is essential.
- Previous experience working with tools, appliances, and devices in HVAC systems.
- Proven experience as a maintenance technician, particularly with HVAC systems.
