Mall Operations Manager | Dubai, UAE
We are looking for an experienced Mall Operations Manager to oversee the day-to-day operations, tenant coordination, facilities management, fit-out activities, HSE compliance, and overall customer experience of a community retail development in Dubai. The position is site-based and reports to the Head of Retail.
Key Responsibilities
- Oversee daily mall operations, ensuring safety, cleanliness and functionality.
- Manage FM and service providers including security, housekeeping, MEP, parking, landscaping and waste management.
- Manage tenant relations, operational requirements and escalations.
- Coordinate tenant fit-outs, contractor activities, work permits and gate passes.
- Ensure compliance with HSE, Civil Defense, Municipality and other regulatory requirements.
- Manage preventive and corrective maintenance programmes.
- Monitor operating budgets, service charges, utilities and vendor performance.
- Maintain high standards of customer experience and mall services.
- Prepare operational, maintenance, incident and tenant reports.
- Ensure compliance with company SOPs, policies and audit requirements.
Requirements
- 5–8 years of experience in shopping centre, community retail or mixed-use operations.
- Must have managed at least one mall opening or major fit-out programme.
- Strong knowledge of Dubai regulatory requirements including DDA, DCD, DEWA, SIRA and Municipality approvals.
- Proven experience managing FM/service contracts, contractors and vendors.
- Strong experience in tenant coordination and fit-out management.
- Experience with operating budgets and service-charge administration.
- Fluent English with strong reporting and communication skills.
- Valid UAE driving licence required.
- Relevant qualification in Facilities, Engineering or Property Management is an advantage.
