My client a leading design and site supervision consultancy requires a Senior Site Interior Designer to act as the lead interior design authority on site, ensuring all interior fit-out works and Furniture, Fixtures and Equipment (FF&E) installations are delivered in accordance with approved contract documents, drawings, finish schedules, specifications and design intent.
The role requires an experienced, technically proficient interior design professional with extensive construction supervision and fit-out experience. The successful candidate will be responsible for maintaining the highest standards of interior quality, reviewing technical submittals, inspecting finishes and FF&E installations, managing non-conformances, and overseeing snagging and defects through to client handover.
Candidate's in KSA with Transferable Iqama's will be of preference.
Key Responsibilities
- Site Inspections: Conduct regular inspections of interior construction and fit-out works, including wall, floor and ceiling finishes, joinery, millwork, soft furnishings and decorative elements, ensuring compliance with approved drawings, specifications and samples.
- FF&E Installation: Monitor the delivery, placement and installation of FF&E, verifying compliance with approved schedules, mounting heights, clearances and design intent. Identify and report any deviations.
- Technical Reviews: Review and comment on contractor shop drawings, joinery production drawings, material submittals and finish sample boards, ensuring compliance with contract documentation before recommending approval.
- Non-Conformance Management: Identify and document non-conforming interior works, issue Non-Conformance Reports (NCRs), and monitor corrective actions to ensure satisfactory resolution before works proceed.
- Mock-Ups and Samples: Review and approve finish mock-ups, material samples, joinery prototypes and pre-delivery FF&E inspections. Ensure approved quality benchmarks are maintained throughout the fit-out phase.
- RFI Management: Review and respond to contractor Requests for Information (RFIs) relating to interior works, coordinating with the design team where clarification of design intent is required.
- Quality Assurance: Witness inspection and test plan (ITP) hold and witness points for interior finishes and fit-out works, ensuring inspection records are accurately maintained.
- Progress Reporting: Prepare regular site inspection reports and photographic records, documenting quality compliance, outstanding NCRs, defects and FF&E installation progress for the project management team.
- Snagging and Handover: Lead interior snagging during practical completion, prepare and track defects lists across all spaces, and verify that outstanding issues are rectified satisfactorily before handover.
- Multidisciplinary Coordination: Liaise with architectural and MEP supervision teams to resolve interface issues, coordinate installation sequences and maintain quality across all interior fit-out activities.
Essential Requirements
- A minimum of 12 years' overall industry experience, including at least five years in a Senior Interior Designer role focused on site supervision or construction administration.
- Demonstrable, hands-on experience supervising construction and interior fit-out works on projects of comparable scale, complexity and contract value.
- Proven experience in finishes inspection, FF&E installation oversight, joinery and millwork quality control, and snagging through to client handover.
- A Bachelor's or Master's degree in Interior Design, Interior Architecture or a related discipline.
Skills and Competencies
- Thorough knowledge of interior finishes, materials, joinery construction, FF&E installation methods and fit-out sequencing.
- Extensive experience in shop drawing reviews, material and sample approvals, and construction administration for complex, high-value interior projects.
- Strong understanding of quality management systems, NCR administration and ITP processes.
- Ability to interpret interior contract documents, finish schedules and joinery or millwork drawings accurately.
- Working knowledge of Saudi Arabian and Riyadh regulatory requirements, including applicable Amanah Al-Riyadh and Qiddiya authority standards.
- Strong written communication skills, with the ability to produce clear site reports, NCRs and client-facing quality documentation.
- Proficiency in document management platforms such as Aconex or Procore, alongside a working knowledge of BIM coordination tools.
Preferred Qualifications and Experience
- A proven track record in site supervision and construction administration for high-end interior fit-out projects in Saudi Arabia or the wider GCC.
- Experience delivering Riyadh-based cultural or hospitality projects is advantageous.
- Significant experience overseeing FF&E installation, joinery inspections and finish acceptance on large-scale residential, hospitality or commercial developments.
- Demonstrated ability to manage interior snagging and defects through to successful client handover.
- Membership of BIID, SBID or an equivalent recognised interior design professional body is preferred.
