About The OpportunityThe Commercial Manager is responsible for overseeing the commercial performance of major projects, ensuring effective cost management, contract administration, procurement support, and financial governance throughout the project lifecycle. The role plays a critical part in safeguarding project value, managing commercial risks, and supporting successful project delivery against budget and business objectives.
Working closely with project delivery, procurement, finance, and external stakeholders, the Commercial Manager will lead commercial strategies, provide financial insight and reporting, manage contractual matters, and drive best practice in cost control and commercial management. The role requires a proactive leader capable of balancing commercial objectives with project delivery requirements in a complex project environment.
Role Responsibilities
- Administer consultant and contractor contracts in accordance with contractual requirements, company procedures and delegated authorities
- Manage the end-to-end change management process, including receipt, evaluation, negotiation, recommendation and implementation of variations, compensation events, amendments and change requests
- Maintain and update project change logs, commitment registers and commercial trackers, ensuring all records are accurate, current and auditable
- Prepare monthly cost reports, budget updates and commercial dashboards, highlighting key cost movements, risks, opportunities and forecast variances
- Develop and maintain project cashflow forecasts, monitoring actual expenditure against forecast and providing timely updates to support business planning requirements
- Review, validate and process consultant and contractor payment applications, invoices and milestone payments in accordance with contract terms and company procedures
- Verify project commitments and expenditure against approved budgets and funding allocations, identifying potential overruns and escalating issues where required.
- Support procurement activities including preparation of tender commercial documentation, bid evaluations, clarification responses and contract award recommendations
- Review commercial submissions, fee proposals and claims for accuracy, contractual compliance and value for money, providing recommendations to the Senior Manager - Commercial
- Assist in the preparation, assessment and negotiation of contractor and consultant claims, ensuring contractual entitlements are properly evaluated and documented
- Monitor commercial risk and contractual exposure across allocated projects, maintaining risk registers and supporting mitigation actions
- Prepare commercial correspondence, notices, recommendations and supporting documentation required under the contract
- Liaise with Project Controls, Finance, Procurement, Legal and Project Delivery teams to ensure alignment of cost, schedule and contractual information.
Here's what you'll need
- Bachelor's degree in Quantity Surveying, Commercial Management, Construction Management, Finance, Engineering, or a related discipline.
- Significant experience in commercial management, contract administration, and cost control within major construction, infrastructure, or development projects.
- Strong knowledge of procurement processes, contract forms, commercial governance, and financial management principles.
- Proven experience managing budgets, forecasts, claims, variations, and complex contractual matters.
- Excellent stakeholder management, negotiation, communication, and leadership skills.
- Professional membership or accreditation such as RICS, MRICS, CIOB, or equivalent would be advantageous.
