Objective:
Responsible for the overall leadership and performance of the Facilities Management Department, ensuring the effective delivery of all operational, commercial, and financial objectives.
The position provides strategic direction to the department while maintaining a strong focus on operational excellence, customer satisfaction, business growth, and profitability.
The role carries full responsibility for managing all hard and soft facilities management operations across multiple contracts and ensuring that services are delivered safely, efficiently, and in accordance with contractual obligations and company standards.
Key Responsibilities:
- Strategic Leadership:
- Develop and implement the annual business strategy for the Facilities Management.
- Department in line with the company's corporate objectives.
- Establish departmental goals, performance targets, and operational priorities.
- Identify opportunities for business expansion and service diversification.
- Lead change management initiatives that improve operational efficiency and customer value.
- Promote a performance-driven culture based on accountability, teamwork, integrity, and continuous improvement.
- Business Growth and Client Development:
- Support the company's business development activities by identifying new market opportunities and strengthening existing client relationships.
- Participate in commercial negotiations, client presentations, and major tender submissions.
- Work closely with the commercial team to develop competitive service solutions for both existing and prospective clients.
- Maintain regular communication with key clients to understand their business needs and identify opportunities for additional services.
- Ensure high levels of customer satisfaction and contract retention.
- Provide overall direction and leadership for the successful delivery of Integrated Facilities Management services, including, Hard & Soft Services: (Mechanical Systems, Electrical Systems, HVAC, Plumbing, Fire Protection Systems, Fire Alarm Systems, Building Management Systems, ELV Systems, Civil and Building Fabric Maintenance, Vertical Transportation, Power Generation Systems, & Preventive and Corrective Maintenance), Soft Services: (Cleaning and Housekeeping, Waste Management, Landscaping, Pest Control, Security Coordination, Reception and Support Services)
- Contract Management:
- Provide executive oversight for all Facilities Management contracts.
- Ensure compliance with contractual obligations, service level agreements, and statutory requirements.
- Review operational performance on a regular basis and implement improvement plans where necessary.
- Support contract mobilization and demobilization activities.
- Manage contractual risks and resolve commercial issues in collaboration with clients and internal stakeholders.
- Health, Safety, Quality and Environment:
- Promote a proactive health and safety culture throughout all operations.
- Ensure compliance with company HSE policies and relevant legal requirements.
- Monitor safety performance and ensure that corrective actions are implemented promptly.
- Support the maintenance of ISO management systems and continuous quality improvement initiatives.
- Ensure environmental and sustainability objectives are integrated into daily operations wherever practical.
- Asset and Maintenance Management:
- Ensure effective lifecycle management of client assets.
- Approve maintenance strategies designed to maximize equipment reliability and minimize operational downtime.
- Monitor maintenance performance through key operational indicators.
- Encourage the use of predictive and condition-based maintenance practices where appropriate.
- Ensure effective utilization of CAFM and other digital maintenance management systems.
- Risk and Compliance:
- Maintain compliance with applicable legislation, contractual obligations, and corporate governance requirements.
- Lead business continuity planning and emergency preparedness activities for the department.
- Ensure all company policies & procedures are consistently implemented across every project.
Educational Qualifications:
- Bachelor's Degree in Mechanical, Electrical, Civil Engineering, Facilities Management, or a related discipline.
- MBA or Master's Degree in Business Administration, Engineering Management, or Facilities Management is considered an advantage.
- Professional certification such as CFM, FMP, PMP, or equivalent is desirable.
Recommended Experience:
- Minimum of 20 years' experience within the Facilities Management industry.
- At least 8 years in a senior leadership position managing multiple FM contracts.
- Demonstrated experience in Integrated Facilities Management covering both hard and soft services.
- Strong commercial awareness with proven experience in business development, contract management, and financial planning.
- Experience managing large multidisciplinary teams across multiple sites.
