Role Purpose
The Commercial Manager will be responsible for protecting and enhancing the company’s commercial position across its construction projects through effective contract administration, commercial management, change control, claims management, risk mitigation, and commercial negotiations.
The role will work closely with project, procurement, finance, design, and senior management teams to ensure contractual compliance, maximize commercial entitlement, minimise risk, and maintain strong financial control throughout the project lifecycle.
Key Responsibilities
- Review, administer, and manage main contracts, subcontracts, consultancy agreements, and other commercial agreements.
- Establish and implement effective commercial and contract management procedures, processes, and standards across projects.
- Review contractual terms, obligations, deliverables, and commercial exposure and ensure compliance throughout the project lifecycle.
- Manage variations, change orders, extension-of-time (EOT) applications, contractual notices, claims, and final accounts.
- Identify, assess, and mitigate contractual, commercial, and financial risks across projects.
- Provide contractual advice and support to project teams regarding contract interpretation, entitlement, obligations, and risk exposure.
- Lead and support commercial negotiations with clients, consultants, subcontractors, suppliers, and other stakeholders.
- Review and manage subcontractor commercial matters, including subcontract agreements, variations, claims, payments, and final accounts.
- Monitor project cash flow, payment certification, retention, outstanding payments, and overall commercial exposure.
- Ensure that contractual notices and claims are prepared, submitted, and followed up within the required contractual timeframes.
- Support the preparation, evaluation, and settlement of claims, counterclaims, variations, and disputes.
- Review project financial and commercial performance and identify areas for cost control, recovery, and commercial improvement.
Required Qualifications & Experience
- Bachelor’s degree in Quantity Surveying, Construction Management, Commercial Management, Construction Law, or a related discipline.
- Professional qualifications such as MRICS, RICS, CIArb, or equivalent would be an advantage.
- Strong UAE/GCC construction experience, preferably within a main-contractor environment.
- Strong working knowledge of FIDIC contracts and commonly used UAE/GCC construction contracts.
- Proven experience in contract administration, claims, variations, EOT, commercial negotiations, and subcontract management.
- Experience working on major building and construction projects.
- Strong understanding of project commercial management, payment mechanisms, retention, cash flow, and final account settlement.
- International or Western-educated professional background would be desirable.
